What is a measurement or floorplan service?

Floorplan services are just what they sound like: Based on what you need, an appraiser will measure the house's dimensions and area, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a document that can be used to prove the precise Gross Living Area (GLA), the sum of all livable space, of your home. These services are helpful and sometimes essential when disputing property taxes or selling a property.

How does a floorplan service work?

During a measurement or floorplan service, a certified appraiser measures the home or property with a measuring tool — generally a tape or laser measuring device. As they move around the house, they notate the layout of the rooms and other features, like stairs, entryways, and fireplaces. They might draw a rough sketch of the property. Then, the appraiser develops a report and a more detailed floorplan showing the total area and the general layout of the house. The finished report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When is a measurement or floorplan service required?

Challenging real estate taxes

Property tax records often reflect the wrong square footage because the values can come from many sources, and sometimes go unverified — meaning you may be taxed for more square footage than you actually have! Unless a certified appraiser has completed a recent appraisal or home measurement service on your property (after any updating that might have affected square footage), you'll need one to perform a measurement service before contesting what you're taxed. An appraiser will establish the accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop paying more than your house is worth.

Marketing a listing

A home measurement service can ensure that you're paid a fair price for your property. Area is one of the biggest elements potential buyers examine when purchasing a house — but since square footage values are frequently estimated rather than accurately measured, your listing may reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially reduce the selling price of your property as well as the number of potential buyers. The only dependable method of using a definitive GLA when listing your home is to refer to a recent appraisal or measurement service performed by an appraiser (after any renovation that may have affected square footage).

For real estate agents

To ensure that your client's home closes at a price that appropriately reflects true market value, we advise asking for a floorplan service for the property. Your clients, and especially potential buyers, will appreciate your attention to detail, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be a wonderful marketing tool to interest potential buyers because they can see the layout and attributes of the home before and after touring.
